Integra Land Company to convert former call center into clubhouse for next multifamily project

A deserted call center along Bali Boulevard near the Osceola County line will get a new look as part of a plan by Integra Land Company to build a 280-unit Class A apartment community in Four Corners.

For a project that consists of the construction of six four-story residential buildings across 21 acres, the Lake Mary-based developer is proposing to repurpose that 16,000-square-foot call center, last used by timeshare company Holiday Club Vacations, into a clubhouse and amenity center for tenants.

"It's going to be a very interesting project," Integra's President David McDaniel told GrowthSpotter. "We are still in the middle of it, so we don't really have any details on it at the moment, but it's a very, nice large space and we don't anticipate having to do any major reconstruction on the exterior. We will just be moving some interior walls around to make it suit our needs. I think it will work out really nicely for us. It's a much bigger and better clubhouse than we probably could have built ourselves."

The developer is exploring creative ways to utilize the layout.

"We are considering a rock wall" as an amenity, McDaniel said. "The existing building is a two-story open floorplan building and it's 26 feet high in size. So it gave us the thought to at least consider it, it's not for sure yet."

But McDaniel is certain that the redesigned amenity center will feature a two-story fitness center, a cyber cafe, a golf simulator, and a demonstration kitchen. A 1,656-square-foot pool, with a deck and outdoor grills, will go between the clubhouse and an existing pond. A new dock will extend out into the pond.

According to site plans drafted by KPM Franklin, the apartment buildings would be built on a larger tract of land across the street from the clubhouse and amenity center.

Both parcels located just west of Avalon Road are owned by an Aventura-based entity titled Hollywood-Harrison Development, led by Benjamin Cohen. Cohen bought the land in April of last year for $6 million.

Before Cohen acquired the property, it was owned by Hollywood-based hotelier AD1 Global. AD1 Global had planned to build three seven-story hotels totaling 410 rooms on the site.

In 2017, GrowthSpotter reported that the group had secured flags from national hoteliers IHG and Marriott International. Those included a 122-room Staybridge Suites, a 151-room Holiday Inn Express and a 145-room Four Points by Sheraton hotel.

In June of 2021, GrowthSpotter reported that the development team repackaged the concept to include a larger swimming lagoon utilizing Crystal Lagoon technology first invented in Chile and introduced to the U.S. in 2014.

The project would have been the first in the Orlando area to incorporate a beach-like Crystal Lagoon amenity into its design.

But in early 2020, during the onset of the pandemic, the hotel plan was scrapped, records show.

Last July, Dustin Brinkman, with KPM Franklin, submitted an application to Orange County requesting a land-use change on behalf of the owner to convert the hotel entitlements to multifamily units.

That change was approved by the Orange County Commission in November. The development plan for the property is pending approval.

The multifamily project, Integra Avalon, calls for 124 one-bedroom units, 132 two-bedroom units, and 24 three-bedroom units. Units would be available in seven different floorplans ranging from 641 square feet to 1,304 square feet. Site plans also show five two-story, two-unit carriage buildings.

The surface parking lot around the buildings will hold 506 spaces.

The property sits just north of W Irlo Bronson Memorial Highway and the Osceola County line, 7.7 miles west of Disney's Animal Kingdom.

On the opposite side of Avalon Road, right outside the boundary of Horizon West, Unicorp National Developments is planning to build a massive mixed-use project on more than 150 acres with 554 multifamily units, 253 attached and detached single-family homes, and 20,000 square feet of commercial space.

"It's a central location," McDaniel said, "and it's an infill project which is hard to find in this day and age with the activity going on in Central Florida. We thought it was well-located along a high-growth corridor, and high-traffic corridor."

Integra Land Company has several multifamily projects underway across Central Florida.

In Lake Nona, the developer is building Integra Towers Nona South along Boggy Creek Road, just south of Lake Nona's Medical City.

It will feature a mix of three-story and four-story buildings with tuck-under garages, detached garages, and surface parking. Charlan Brock Architects also included four three-story carriage-style buildings with a total of 16 units. The development matrix calls for 162 one-bedroom units, 169 two-bedroom units, and 33 three-bedroom units.

In Clermont, Integra is the multifamily developer for the sports-themed Olympus mixed-use district located on U.S. 27. The company broke ground in late 2021 on the 289-unit Integra Olympus Heights.

McDaniel said Integra is also building out a 264-unit community in Leesburg, a 300-unit community in Deltona, a 311-unit in Daytona Beach, and a second in Clermont expected to start later this year that's 330 units.

"We are always active in the Central Florida market," McDaniel said.
